Documentation and Approvals
I ensure that all your property documents are accurate, verified, and legally compliant before any transaction takes place. This includes checking title deeds, ownership records, RERA certificates, project approvals, and all mandatory clearances. I assist in reviewing agreements, coordinating with legal experts, validating builder documents, and guiding you through loan paperwork and registration requirements. My role is to simplify the entire documentation process, protect you from legal risks, and ensure a smooth, secure, and transparent property transaction.
Documentation and Approvals
Land Conversion & NA Permission
If the land falls under agricultural classification, Non-Agricultural (NA) conversion must be obtained from the Collector Office. NA permission confirms that the land can be legally used for residential, commercial, industrial, or mixed-use development. This step is crucial for investors evaluating land for long-term project potential.
Utility NOCs & Infrastructure Approvals
A project requires multiple NOCs from various departments—water supply, fire department, sewage system, stormwater drainage, electricity board, and traffic authorities. Securing these NOCs ensures the project will receive essential utilities and services. Investors can trust that the infrastructure supporting the project is officially sanctioned and dependable.
Environmental Clearance (EC)
Projects above a defined size threshold require Environmental Clearance from the State Environment Impact Assessment Authority (SEIAA). This includes assessments of waste management, traffic impact, pollution control, and green norms. For investors, an EC assures that the project meets Maharashtra’s environmental standards and avoids future penalties.
Commencement Certificate (CC) & IOD
In Maharashtra, the Intimation of Disapproval (IOD) outlines all conditions required for construction. Once these conditions are met, the authority issues the Commencement Certificate (CC). This certificate legally permits construction to begin, giving investors confidence that the project is moving forward under lawful supervision.
Development Plan (DP) & Zoning Confirmation
Before any development begins, it is crucial to verify that the land falls under appropriate zoning and is aligned with the Maharashtra Development Plan (DP). Whether the land is residential, commercial, industrial, or agricultural determines permissible construction. This confirmation helps investors avoid costly zoning violations or redevelopment limitations.
RERA Registration & Compliance
Every development project in Maharashtra must comply with MahaRERA guidelines. This process includes registration of the project, submission of project layouts, financial disclosures, timelines, and promoter information. Ensuring complete RERA compliance protects investors and maintains regulatory transparency throughout the project lifecycle.
Land Title Verification
A thorough examination of the land title is the foundation of any Maharashtra real estate transaction. This includes checking the 7/12 extract, property card, mutation entries, ownership history, and any previous transfers. For investors, clean title ensures that the land is legally transferable, free from claims, and secure for future development.
Occupancy Certificate (OC) & Final Documentation
Upon project completion, developers must obtain the Occupancy Certificate (OC) from local authorities. This certifies that the building complies with approved plans and is safe for possession. A final checklist includes completion certificate, NOCs, utility connections, and updated property records. Investors rely on this documentation for resale, leasing, and final project valuation.
